What type of research do you conduct when you receive a listing inquiry? We have discovered that this particular activity holds significant leverage, allowing us to develop a checklist that can be shared with our virtual assistants (VAs). Whenever we receive a new listing inquiry, we promptly send the address to our VAs, who generate a Google document containing a comprehensive list of pertinent information within just a few minutes. This includes details such as the property's real property report (RPR), information from platforms like Zillow and Redfin, data from the Federal Housing Finance Agency (FHFA), the prior listing history, and the tax records. This initial research provides a solid foundation.
Additionally, we ask our VAs to run zip code reports on the neighborhood, ensuring that within five minutes, we are more knowledgeable than the majority of realtors, even when dealing with properties in areas that we're learning about.
It's akin to being a doctor waiting outside a patient's room, where I grab the X-ray chart on my way in. I approach these documents with the same level of scrutiny as I would an X-ray chart, gaining valuable insights and understanding.
